Homestead exemption. If this will be your primary residence in Florida, the homestead exemption reduces the taxable base by up to $50,000 and caps how much the assessment can rise each year. It can cut several hundred dollars a month off the tax.

Insurance is the line item that surprises people. In Miami-Dade it depends on the age of the roof, the flood zone and how close you are to the coast. A roof older than fifteen years can double the premium, and a flood zone requires a separate policy.

In condos, ask about special assessments. Since the 2022 structural inspection law, many associations approved assessments that do not show up in the published monthly fee.

He is certified in Customer Experience Management (CEM Expert, IZO) and Net Promoter (Satmetrix), and trained in user experience design (UCLA Extension, Nielsen Norman Group). That blend of technology, design and service is how he looks after every client: clear processes, artificial intelligence tools applied to the day-to-day of brokerage, and the conviction that this is where the industry is heading.
